Questions & Answers
Everything you need to know
Buying
Are the residences finished?
Yes. Kokomo is complete and ready to move in.
Are the photos real?
Yes. Unless a caption says otherwise, the images on this site are photographs of the completed building.
Can I inspect before I buy?
Yes. Private inspections run by appointment, including a furnished display residence. Book an inspection.
What residences are available?
Kokomo has 66 residences across ten layouts: two-bedroom and three-bedroom apartments, Terrace Residences on Level 5 with private terraces of more than 335 m², and Penthouses on Level 6. Internal areas run from 124 to 273 m². See Availability for what is for sale, with prices from A$1.38M.
Why don't you list prices for every residence?
Pricing depends on level, aspect and outlook, so we publish a starting price for each residence type. Terrace Residences and Penthouses are priced on application. The sales team can give you pricing for a specific residence.
How do I reserve a residence?
Complete the Expression of Interest and Contract Preparation Form and pay a $2,000 holding deposit, which stays fully refundable until the contract is signed by both parties. Contracts are usually issued to your solicitor within 48 hours.
Deposits & Contracts
How much is the deposit?
10% of the purchase price, less the holding deposit, payable within 14 days of the contract date. Foreign buyers who need FIRB approval pay 20%.
How can I pay the deposit?
By bank transfer or cheque, or with a bank guarantee from an Australian trading bank. Deposit bonds are not accepted.
Where is my deposit held?
In the trust account of the developer's solicitor, Mullins Lawyers.
Is there a cooling-off period?
Yes. Five business days, starting when your solicitor receives the signed contract.
When do I settle?
The project is complete and ready to move in. Your solicitor will confirm the settlement date in your contract.
Costs & Concessions
Do first home buyers pay stamp duty?
Under the Queensland first home (new home) concession, eligible first home buyers pay no transfer duty on a new home. There is no value cap, the contract must be dated 1 May 2025 or later, and you must move in within one year of settlement. The Queensland Revenue Office decides eligibility. Check the QRO criteria.
Do prices include GST?
Prices are quoted GST-inclusive. Kokomo is new residential property, so at settlement the buyer withholds part of the price and pays it to the Australian Taxation Office rather than to the seller. Your solicitor handles this as part of settlement; it is not an extra cost on top of the price.
What are the body corporate levies?
Around A$4,500 a year for a typical three-bedroom residence. Levies vary with lot entitlement, and the current budget is available on request.
What are council rates?
Around A$3,000 a year for a typical three-bedroom residence. Rates are set by the City of Gold Coast and vary by residence.
Living at Kokomo
Is there parking and storage?
Two-bedroom residences have one car space. Three-bedroom residences have two (mostly tandem), and the four-bedroom residences have three. Almost every residence also has a storage room or lockers. The building has 136 car spaces and 28 bicycle spaces.
Are pets allowed?
Yes, within the by-laws: fish in a tank, and up to two domesticated pets per residence. Before the pet moves in, give the body corporate notice of its type and size with a vet's certificate covering weight, health and vaccinations. Pets must carry a tag, tattoo or microchip with your address and phone number, be kept clean, quiet and under control, and be carried while crossing common property. The committee can ask for an updated vet certificate once a year. The by-laws in the community management statement are the full and binding version.
Can I moor a boat?
Kokomo has a touch-and-go pontoon for short stops on the Nerang River. It does not provide private berths.
What shared facilities are there?
A river-facing pool with two 25-metre lap lanes and family zones, a shaded barbecue area at the river edge, landscaped gardens, a walkway linking the two buildings, a shared touch-and-go pontoon, and a 26.5 kW solar system on the common property.
Who looks after the building?
A caretaker looks after the buildings day to day, with separate maintenance contractors for the grounds, the pool, the lifts and the rest of the common property.
Investors & Overseas Buyers
Can I rent my residence out?
Yes, subject to the community by-laws. A rental appraisal is available on request.
Can foreign buyers purchase?
Foreign buyers usually need FIRB approval before buying. The temporary ban on foreign purchases applies to established dwellings; new residences are treated differently. Foreign buyers pay a 20% deposit, and additional foreign acquirer duty applies in Queensland. Get independent legal and tax advice before you commit.
Can I buy through a company or trust?
Yes. Directors of unlisted companies and beneficiaries of trusts will be asked for guarantees.
